Roof Leak Mechanical Equipment

Commercial Roof Leak Repair

Commercial roof leak repairs are all about finding the source and developing a repair plan. A quality repair plan will include a multi part roof repair system. A roof repair system should consist of cleaning the effected area, bonding the roof with a base coat, reinforcing the seams and finishing with a long term non-permeable membrane.

Flat Roof Leaks Form At Mechanical Penetrations

Most commonly roof leaks can be found at mechanical penetration points of a roof.  When roof top units are used there are many factors in play. The platform that the unit sits upon, the pipes and ducts that pass through the roof surface are all areas of high risk for leaks.

The use of thermal imaging can determine help determine which mechanical penetrations are leaking and how large the leak is.  Many times a small leak can cause lots of water intrusion.  If we are able to determine the leak source many times we can reduce the cost of repair by not having to expose a large area.

Typically we can repair a mechanical penetration leak quickly and with relatively little expense.  The key is leak identification and repair methods.  Simple guessing at the source and applying a topical solution will not resolve the issue.  However we believe that a roof can remain intact if properly diagnosed and a repair system is applied.
